The system consists of four high-rise traction units — three overheads with Hollister-Whitney (HW) GL185 machines and one machine-room-less unit with a HW GL170 machine, all paired with Smartrise C4 controllers. The contract also included a hydraulic elevator for the Metropolitan Transportation Authority stair connection to the subway provided by Canton Elevator. All cabs are by Canton Architectural Products, with entrances by Columbia Elevator and fixtures by Monitor Elevator Products. Slated for completion in the first half of 2025, 25-01 Queens Plaza North was designed by Handel Architects for developer Grubb Properties, New York YIMBY reported. Developed by SHVO in partnership with Deutsche Finance, the US$300-million project involved building a 10-story addition atop the former Gucci store and the residential conversion of 100,000 ft2 of office space. Marin Architects served as architect. The elevator system includes two overhead-traction units each traveling at 700 ft/min with 2500-lb capacity, traversing 27 floors with 23 front openings and four rear openings. There is also one overhead-traction unit traveling at 700 ft/min with 3500-lb capacity, traversing 27 floors with 18 front openings and eight rear openings. Aiming for LEED Platinum certification and slated for completion in spring 2025, according to New York YIMBY, 420 Carroll Street will include 360 residences, 27,500 ft2 of retail, a new public promenade along the Gowanus Canal and 7,700 ft2 of "Gowanus Mix" space per a zoning overhaul that involves 82 neighborhood blocks. Mega Contracting Group is serving as general contractor for the recently topped-out property — among the tallest planned as part of the neighborhood's transformation. | | 420 Carroll Street; rendering courtesy of FXCollaborative | | | NYC MTA TO GET US$156.5 MILLION FOR STATION ACCESSIBILITY UPGRADES | | | Eight transit systems in eight states will receive a total of US$353 million in federal funding to make rail stations more accessible and compliant with the Americans with Disabilities Act by adding elevators, ramps and more, the U.S. Department of Transportation Federal Transit Administration announced on May 28. Among them is the NYC Metropolitan Transportation Authority (MTA), which will receive US$156.5 million to improve accessibility at the Wakefield-241st Street, Kingsbridge Road, 167th Street, 145th Street and 110th Street stations. Work will include installing new elevators, updating platforms to reduce gaps, adding tactile platform edge-warning strips, repairing stairways, improving signage and more. Funds are being awarded through the All Stations Accessibility Program, part of President Biden's Bipartisan Infrastructure Law. Also set to receive funds this go-round are the Greater Cleaveland Transit Authority in Ohio, which will receive US$16 million; and the San Francisco Municipal Transportation Agency, which will receive approximately US$4.7 million. | | | HISTORIC NJ TRANSIT STATION TO RECEIVE US$83-MILLION UPGRADE | | | Vertical-transportation equipment including elevators will be added to a historic NJ Transit commuter railroad station where riders have been walking up and down stairs for more than 100 years, PIX 11 was among outlets to report in May. Over the next four years, an unspecified number of elevators and other security and accessibility upgrades are in store for the Brick Church Station in East Orange, New Jersey, which is three or four stops from Penn Station in NYC. The US$83 million in funding is coming from tax dollars earmarked for transit and potential new development by the Federal Transit Administration (FTA). East Orange Mayor Ted Green said new housing, including 20% that's affordable, will be built next door. Each of these rides — from roller coasters to Ferris wheels, are checked by approximately 17 DOB inspectors from the Elevator Department. Inspector Keith Esposito observed there are lots of similarities between an average office building elevator and an amusement park ride: "There's gears, belts, cables and limit switches — all those things you would find on an elevator," he said. However, inspectors take different approaches to testing elevators and rides, with elevator testing using a "destructive" method and ride testing using a more gentle approach, Esposito explained. All SST cards and certificates issued by Valor were invalidated by the NYC Department of Buildings (DOB) in April (NY Newsletter, April 2024) when senior Valor executives and employees were accused of selling SST identification cards to workers without providing any of the required safety training. More than 17,000 active SST ID cards issued as a result of Valor training certificates have been deactivated. The DOB Training Connect SST Card combines all SST ID card information on one card, and is the only SST ID card the department will accept as valid proof of worker SST. Residences have hardwood floors, as well as energy-efficient appliances. | | | LAWSUIT CASTS SHADOW OVER BILLIONAIRES' ROW SUPERTALL | | | A lawsuit filed by owners of condominiums in the 96-story, 1,296-ft-tall 432 Park Avenue on Billionaires' Row in Manhattan is casting a shadow over the future of one of the Big Apple's most-luxurious buildings, the Daily Mail is among outlets to report. They allege faulty elevators, leaking plumbing and noise issues, and the lawsuit (which became public in 2021) has thus far created approximately 4 million pages of court documents. Developer CIM Group describes the litigation as full of "falsehoods and hyperbole," going on to state that "432 Park Avenue is Manhattan's premier residence, the result of hiring a world-renowned architect (Rafel Viñoly), a best-in-class builder and innovative and experienced engineers." Schindler said it supplied 11 elevators and two escalators for the property. The pencil-thin landmark has attracted wealthy celebrity buyers, including Jennifer Lopez and Saudi retail and real estate magnate Fawa Al Hokair. One potential buyer, the majority owner of the José Cuervo tequila brand, made the news in 2021 when his 86th-floor condo, which he was buying for US$46.25 million, experienced a "catastrophic water flood" that damaged units on the 82nd, 84th and 85th floors. In June, 14% (or 18) of 432 Park Avenue's 104 units were for sale.
