Bushburg closed on its US$160-million purchase of the 1960-built, Emery Roth & Sons-designed office tower in September, and has tapped architect CetraRuddy for the conversion. Filings show the conversion targets floors two through 17, with the first 10 applicable floors housing 50 units each and the remainder possibly amenities. The building had been pitched as a conversion candidate when it was for sale earlier this year, and lawmakers have since passed a budget that includes tax abatement incentives for such conversions. Elsewhere in FiDi, 111 Wall Street is undergoing a 1,300-unit transformation, and 222 Broadway is also being redeveloped. | | | Elevator lobby at 80 Pine Street; image courtesy of VTS | | | ā NYC AREA COMPANIES FIGURE BIG IN ELLIES 2024 | | | The Dynasty Elevator team | The Claddagh Electronics team | | Vertical-transportation companies based in NYC and the surrounding area, as usual, figured big in the Ellies 2024 competition, with winners and runners-up accepting their trophies and certificates, respectively, on the United Convention tradeshow floor on September 24 in Atlantic City New Jersey. LPC designated the elaborately tiled space an interior landmark in June, and it is currently undergoing a full restoration prior to reopening to the public as the first NYC location of French luxury retailer Printemps. The Red Room is a distinguishing feature of One Wall Street, a 50-story Art Deco building that was, in 2019, the city's largest-ever office-to-condo conversion. To avoid the awkward layouts that can result from such conversions, developer Macklowe Properties removed 20 elevators from a perimeter wall and installed 20 new ones in the center to allow for more apartments with windows. KONE Project Manager Ken Snowdon spoke to ELEVATOR WORLD about the complexity of the project back in October 2019. | | | The space is known for its vivid red and gold mosaic walls and ceilings by master muralist Hildreth MeiĆØre; image courtesy of LPC. | | | ā LAI TO HOST "GOING DEEP: CONVERTING OFFICE BUILDINGS INTO RESIDENCES" | | | The New York Chapter of the Land Economics Society Lambda Alpha International (LAI) plans to host the "Going Deep: Converting Office Buildings Into Residences" event starting at 7 a.m. on October 23 at 45 Columbus Avenue, Joseph A. "Cities in the Sky" author and Rutgers University Professor Jason Barr said the event "promises to be a great discussion on the key issues surrounding office-to-residential conversion in NYC." | | | ā ATLANTIC AVENUE REZONING COULD BRING 4,600 NEW HOMES TO BROOKLYN | | | After a decade, the land use review process has finally begun to rezone an industrial stretch of Atlantic Avenue in Brooklyn to allow construction of up to 4,600 new homes, The Real Deal (TRD) reports. "The plan is significant, as new construction in the area is now largely limited to one- and two-story industrial and commercial buildings," TRD observed. Tracing its roots to the long-stalled, community-led M-Crown plan to change the zoning, the effort could lead to construction of up to 1,646 affordable units depending on which Mandatory Inclusionary Housing option is chosen. City Council District members Crystal Hudson and Chi Osse said they want to ensure rezoning the 21-block area supports existing small business and longtime residents as it addressed the district's extreme housing shortage. The entire City Council will ultimately decide the fate of the proposed rezoning, announced by Mayor Adams last year. | | | Map of the area proposed for rezoning; image courtesy of the City Planning Commission | | | ā CLARKSON + VARICK SPOTLIGHT WHITE PLAINS ELEVATOR MODERNIZATION | | | Clarkson + Varick, a NYC-based vertical-transportation consultancy serving clients in New York, New Jersey, Florida and California, recently spotlighted a new elevator modernization project it is undertaking in White Plains, New York, with Jack Sitt Real Estate LLC and Cushman & Wakefield.
