After the Elevator Conference of New York Supplier Showcase in April, DTM Vice President of Operations Matthew Montesano and his wife, Accounting Director Annemarie Montesano, treated ELEVATOR WORLD to a grand tour of not only the offices, but the recently repositioned 40-story office tower, originally completed in 1915. DTM CEO President Nick Montesano said moving to the Equitable Building was like "coming full circle" for the consultancy, since it is where DTM completed its first job 42 years ago. Longtime DTM client Silverstein Properties recently completed a major renovation of the building, designated a National Historic Landmark in 1978. Overseen by architect Beyer Blinder Belle, upgrades include hip new amenity areas — such as a 1980s-style video game arcade, a relaxation area that looks like a spiffed-up CBGB, a reopened Bankers Club at the top, twin rooftop terraces and much more. The system includes two Gen3 PeakTM elevators with built-in connectivity to the Otis ONETM Internet of Things digital platform, and one HydroFitTM machine-room-less holeless hydraulic elevator. New York YIMBY recently reported that construction had completed on the property, designed by Hill West Architects and developed by Toll Brothers, which also served as general contractor. The 3500-lb capacity unit makes 10 stops and has 84 ft of travel. Amerivator Systems Corp. of Clifton, New Jersey, provided the engineering layout drawings and phase one equipment, including rails, rail brackets, sling, platform and counterweight rack. Hollister-Whitney supplied the overhead machine, rope gripper and governor. The Peelle Co. provided the passenger door frames and doors. Monitor Elevator Products provided the car and hall stations, GAL provided the door equipment and USC Elevator Interiors, Inc., of Brooklyn provided the cab. The housing lottery for the property launched earlier this month, New York YIMBY reported. | | | CITY INKS DEAL WITH PANYNJ FOR 120 ACRES ON BROOKLYN WATERFRONT | | | NYC has cut a deal with the Port Authority of New York and New Jersey (PANYNJ) for 1 mi. of land — more than 120 acres — stretching from Red Hook, where the Brooklyn Marine Terminal Red Hook operates, to the southern edge of the Brooklyn Bridge, The Real Deal was among outlets to report on May 14. Boasting "spectacular" views of New York Harbor and Lower Manhattan, the property is ripe for development such as housing, retail and green space. The city plans to develop all that, along with a modernized port for the Brooklyn Marine Terminal, a plan announced by New York Gov. Kathy Hochul later that same day. With Hochul's blessing, PANYNJ plans to trade the property to Mayor Eric Adams' administration for Staten Island's Howland Hook Marine Terminal, which the authority had been leasing from the city. Adams said the city will work with local stakeholders to design a plan that works for both Red Hook and the city as a whole. Projects will be judged on innovation, originality and creativity, challenges overcome, installation methods and techniques and use of advanced technology, as well as overall quality of the presentation. DiPaolo joins AEG from NYC-based Champion Elevator Corp., where she most recently served as chief sales officer for the NYC metropolitan area. DiPaolo's VT industry career began in 1989 when she was a teenager and took a job at Dover Elevator in Manhattan. From there, she was hired as an expediter with the NYC Department of Buildings. Prior to joining Champion, DiPaolo served seven years as president and CEO of Independence Elevator Co., a Lebanon, New Jersey, company acquired by Champion in 2021. Additional roles she has held include VP at Hudson Elevator Group of New York and New Jersey and direct sales manager at KONE for the New York/New Jersey region. DiPaolo is also a leader in the National Association of Elevator Contractors' Women in Motion group. | | | | KONE PROVIDES NEW ELEVATORS FOR REPOSITIONED MIDTOWN OFFICE BUILDING | | | KONE tells ELEVATOR WORLD it provided 16 new elevators with destination dispatch for the former CBS headquarters in Midtown Manhattan, a 38-story office building originally designed by Eero Saarinen that opened in the mid-1960s and is now known as Black Rock. New York YIMBY reported in April that a repositioning undertaken by Harbor Group International (HGI) was complete at 51 West 52nd Street. Upgrades that include revamped lobbies, new elevators, upgraded interiors, a new tenant lounge, a fitness center and a private café were overseen by architects Vocon and MdeAS Architects. They took care to preserve the façade and character of the building while incorporating features like stairs and water that appeal to contemporary office users. HGI President T. Richard Litton said the renovations have resulted in "palpable excitement from existing tenants and consistent leasing activity from prospective tenants." | | | New amenity space at Black Rock leading into the elevator bank; image courtesy of Colin Miller Photos via New York YIMBY | | | MODERN ELEVATOR TO PROVIDE ADA ELEVATORS FOR 2 UWS SUBWAY STATIONS | | | The Metropolitan Transportation Authority (MTA) tells ELEVATOR WORLD Modern Elevator is manufacturing Americans with Disabilities Act (ADA)-compliant elevators for two major Upper West Side (UWS) subway stations: the 81st Street-Museum of Natural History B and C station; and the West 96th Street A, B and C station. The design/build contractor is Judlau, according to MTA. Representing the first time either station has had an elevator, accessibility upgrades are expected to start in June and be complete in 2026. At the West 81st Street-Museum of Natural History station, a three-stop elevator inside the station entrance on the southwest corner of West 81st Street and Central Park West will provide access between the street, upper platform and lower platform, West Side Rag reported. Details are similar for the elevator at the West 96th Street station. The work is part of an already-approved US$577-million accessibility improvement plan that involves 13 stations across all five boroughs. | | | SCHINDLER SHOWCASES ONE MADISON AVENUE PROJECT | | | One Madison Avenue with its famous clock tower; image courtesy of Schindler | | In a May story titled "Vertical Inspiration," Schindler showcased the vertical-transportation (VT) system it provided to One Madison Avenue in Manhattan's Midtown South, a 130-year-old building that has been repurposed for today's times — most notably through the addition of a 17-story tower within the structure's existing footprint. Schindler observed that One Madison Avenue is a prime example of how aging structures are being rejuvenated, "breathing new life into cities while minimizing environmental impact." A Schinder VT system that incorporates PORT destination dispatch is a key part of the property's rejuvenation. It consists of 30 elevators — including 25 Schindler 7000s — and one Schindler 9300 escalator. Schindler Senior Project Manager Candace Cooper, who has worked on such notable projects as One Vanderbilt and has been in NYC construction for nearly 17 years, said the trend of repurposing older buildings continues to gain momentum in the city. Building Information Modeling was used throughout the design phase and construction, which involved removing the top three floors of the existing structure and adding the new tower to create 121,000-m2 of new Class A office space spread over 27 floors. Amid sunny, temperate days, the 315 attendees enjoyed robust education sessions, two golf tournaments, several networking-heavy receptions and more in a relaxed and lush setting along the Gulf Coast. The family-friendly event was organized strategically, allowing for a large amount of education, while keeping blocks of time free for other activities, like biking along the boardwalk, walking along the beach, shopping or kayaking in the bay. The 18 education sessions ranged in topic from market trends and mergers and acquisitions to code updates and troubleshooting. According to NAEC Executive Director Rená Cozart, the conference offered more continuing-education credits than ever before, with eight CET credits, four CAT credits, one Safety credit and 0.7 QEI credits.
