Working with Collaborative Construction, TEI said the property will be combined with 219 East 42nd Street. Outlets including Multi-Housing News reported that David Werner Real Estate Investments and Metro Loft Management obtained US$135-million in financing from Northwind Group for the conversion in January. The market-rate project is set to include approximately 910 residential units, along with retail and amenity areas. The project is part of the office-to-residential conversion trend that's heating up as demand for apartments in the city grows. | | | | FUJITEC ELEVATORS FOR NEW RESIDENTIAL DEVELOPMENT IN CHELSEA | | | Fujitec tells ELEVATOR WORLD it provided a five-unit elevator system for 335 Eighth Avenue, a nine-story mostly residential building designed by COOKFOX Architects and developed by MAG Partners and Mutual Redevelopment Houses, Inc., in Chelsea, Manhattan. According to New York YIMBY, its red brick façade was nearing completion in January ahead of anticipated project completion in the third quarter. The elevator system consists of three machine-room-less gearless traction passenger elevators that travel at 350 ft/min with a capacity of up to 3500 lb traversing either eight or nine floors, one hydraulic service elevator that travels at 80 ft/min with a capacity of 8000 lb traversing two floors and one fire service access elevator that travels at 80 ft/min with a capacity of 10,000 lb also traversing two floors. New York YIMBY reported in January that the affordable housing lottery had launched for the property, designed by Michael S. Mazzella and developed by Louis Vele of 790 Allerton LLC with 43 residences. A rendering shows a black and beige exterior and what appears to be ground-level commercial space. Amenities include a rooftop terrace, a garage, a gym, in-unit washers and dryers, energy-efficient appliances, intercoms, high-speed internet and air conditioning. | | | | G-TECH PROVIDES ELEVATORS FOR NEW BROOKLYN TOWER | | | Linden, New Jersey-headquartered G-Tech Elevator Associates LLC tells ELEVATOR WORLD it provided two elevators for 655 Union Street, a 13-story residential tower recently completed in Gowanus, Brooklyn. The building is served by two machine-room-less traction elevators traveling at 350 ft/min. One has 3500-lb capacity traveling 14 floors (including a cellar level) with 14 front and 13 rear openings, and the other, 2100-lb with 13 front openings. The elevators have BTS Elevator Package packages along with GAL door equipment paired with Elevator Controls Pixel Controllers and Imperial machines. Designed by L+Z Architecture and developed by Avery Hall and Gindi Capital, the 200,000-ft2 structure features a charcoal-colored façade, a landscaped rooftop terrace, a pool and ground-level retail, according to New York YIMBY. (EDI/ECI), the custom cab and entrance manufacturer headquartered in Paterson, New Jersey, is mourning the loss of longtime colleague Raymond Powers, who passed away unexpectedly on January 17. EDI/ECI's beloved "mentor and elevator genius" had been part of the team for more than 35 years. He was known as an upbeat, tireless and fun-loving person who always had time to educate and pass on his extensive knowledge. He was well-respected by everyone he worked with, as well as the customers who were fortunate enough to work with him. The work involved six different buildings and four customers. There were five final inspections and two temporary construction inspections (enabling outside hoist removal). All seven elevators were installed at "record-breaking speed," SKYLINE said. ELEVATOR WORLD is among event sponsors, and the event will be covered in-depth in an upcoming issue of the magazine. | | | | START ELEVATOR'S O'SHEA DISCUSSES 2025 BUSINESS DRIVERS, CHALLENGES | | | | | Jack O'Shea, owner and president of Bronx-based Start Elevator, recently discussed with ELEVATOR WORLD what's driving business and creating challenges for his company in 2025. With a roughly equal footprint across all five NYC boroughs and a wide array of customers, Start is optimistic about falling interest rates and new codes that will require compliance by the end of 2026, O'Shea said. One of the main challenges of doing business in NYC now, he said, is ensuring Start keeps proper inventory for its customers and that orders come in on time, which requires careful navigation of the supply chain. "We also work with customers to help them understand when their equipment is truly obsolete and a full modernization is necessary," O'Shea said. While the vast majority of Start's customers are now in compliance with the new door lock monitoring requirement, elevator systems with single-plunger brakes will need to be modified to dual plunger or have a new rope gripper installed by January 1, 2027, to comply with code. This, O'Shea said, promises to drive business for Start throughout the year and beyond. | | | | MODERN ELEVATOR UNITS FOR MTA ACCESSIBILITY UPGRADE | | | The Metropolitan Transportation Authority (MTA) announced in January that the Woodhaven Boulevard subway station in Woodhaven, Queens, is now fully accessible with two street-to-platform elevators manufactured and installed by Modern Elevator. Modern Elevator worked alongside MLJ Contracting Corp. and TC Electric, LLC, on the station upgrades, which also included two new staircases, upgraded platforms and new fare control areas. Woodhaven Boulevard is the first MTA accessibility project built to bypass an existing mezzanine using direct-to-platform elevators, allowing customers to reach the platform faster with only one elevator and simplifying the trip.
